I call the applicants that appear to be qualified, When I talk to the applicant, I ask about their current living situation, why they are moving, what they do for a living, if they have pets, will their be other adult occupants, I tell them about the special features of the unit that will be for rent and let them know that our units are no smoking; for otherwise qualified applicants, I will CONSIDER applications with no more than one eviction filing or non-violent felony with an explanation of the circumstances of the case.
