@Willie Rogers I haven’t done any wholesaling , but I do believe you can get these contracts from a RE attorney, I would seek one who has experience working with other wholesalers in your area .

I may be wrong but this may not be such a good candidate to sell because it is on a 3 acre lot which has another rental on it which is rented out to my uncle. and my dad runs his ranching business on part of the property.

Assuming of course that anything needs to be done at all, which I'm far from convinced of - people can get fired from their jobs at any point, but social security disability isn't going anywhere, so it's not like landlords have any reason to be skeptical of rock solid non-employment sources of income such as Uncle Sam.
