Check out --http://www.lonestarlandlaw.com/Lease-Options.htmlIf you're looking to find Sellers and dont have much money, then to get started you can generally stick to the traditional methods of scouring craigslist ads and other websites for sellers that are renting or selling their own home, making bandit signs to display in your targeted area, networking, handing out business cards, placing an ad in the local newspaper, driving for dollars, sending personalized letters to specific targeted houses, and doing some minimal direct mail marketing in a focused area when you find a good deal on printing/shipping.

Local newspapers can sometimes be a good source but rarely a quick source of info.I often look for the city's "comprehensive financial report" (put out by the city itself) which lists major employers.

That being said, there's nothing preventing you from selling an instrument whether it be a water right or an option anywhere else like a newspaper or classified site.

@Justin Kovach - IMO one of the postings should be a document establishing that you are starting the five days of being unable to contact tenant, and you should photograph that posting; and when photographing a posting, it has been suggested to get the hard copy of the daily newspaper into the photo showing the date as well, to establish that you did not in any way falsify the date.

That same notice language must be included in the newspaper foreclosure notice.If the notices are done properly, the redemption period is only 180 days, not one year.

, when an attorney doesn't publish your FC in the newspaper so it has to be delayed 2 months, when the attorney hands the keys to a cash for keys deal before you had it inspected and the homeowner stole the AC unit/water heater and ripped out the HVAC (all true stories from the past year)..
