Calculated risks are acceptable being dependent on the rewards, having moved through the middle age group, opinions, attitudes and ethical outlooks are well established and are harder to change or adapt. 

I started out looking for motivated sellers by posting ads on Craigslist stating that "I buy houses"..

Retail is the traditional next step but I'm concerned about the outlook for anything except AAA locations. 

In a little over a year, I have 4 properties and offers on apartment buildings, healthy cash flow and a more than promising outlook for the next 10-20 years.  

I have been going out looking at properties for a long time in order to start a real estate portfolio, I am what is called a lookie lou ,cause I haven't closed on anything , i have come close on one property ,went as far as an inspection which cost upwards of 500 dollars, it was a 4unit, and my r.e. agent has no get up and go,I give her addresses to view and no appointments are made. 

Our letters that we sent out looked like checks with our name in the envelop window as a sender and with prospect's name at the bottom window.

Can someone (agent/investor) help me out? Looking
