That should be good enough to get me into many "good" law schools without much debt (if any) or just admittance into excellent schools.

That gives you a DSCR of approx. 1.35 (good enough for the bank, not good by Johnny D's standards) and what about when the rate increases cutting into your cash flow and hurting your dscr?

It's in a good enough spot to support low rent (even "nice" homes here can't get the rent they deserve) though and still get pos cash flow.
