The people I know who got in trouble are from an REI group I was in before moving to Germany.  

This can be difficult to get with some- I just did one in Germany and it took 2 months to get the history from lender in Germany.

He found a reasonably priced repair man, had the work performed then talked him down on price saving me close to $200.00.When the gardener/maintenance guy arrives, he works besides him at no charge.We're selling that house and he has offered to buy it if his investment property in Germany sells.He too is a property investor; family is finishing up both a 46 unit and 8 unit residential developments.

Besides, home ownership is lower than the US in a number of European countries (Germany, Austria, for example) and it hasn't been a economy crusher there.

Having a rental under your belt may not be required however I have heard it makes a lender more likely to take you seriously if you have some rental experience (though your experience would be extremely limited with just one property for less than a year)Feel free to hit me up as I was in your position just a year ago living in Germany and buying in Charleston, SC.
