Maybe I don't have to go as far as enrolling in a class; but, why not endeavor to really educate myself in my craft, beyond what is on clearance at one of the big box stores for the quick flip.Any of your gals/guys have done so?

I have seen a lot of people be too eager to do a deal and just jump into one and have such a bad experience they leave the industry.There is a lot to learn so network, be persistent, and be patient. build a network you can leverage.We hold a meet up in SA September through May called craft brews and real estate.

I have some  capital, but am excited to work with this person, and access his knowledge and resources...I would love to hear about some thoughts/ resources on how to craft partnerships....  

On complete rehabs I just have the drywall finisher do the ceilings, then I paint with Builder's Craft from Sherwin Williams (same stuff I use for primer elsewhere).
