Take 5-10% off anything that looks interesting and fire away because sellers are taking them and competition is down during this time of year

For us, we do batch showings instead of individualized showings; it cuts down on labor cost of having constant showings and it actually incentivizes competitions among the "applicants". 

We also offer 3 tiers of competitive maintenance packages for inspections and regular upkeep and maintenance of properties!

I recommend you really study your market to determine the appropriate rent rate, then market yours 5-10% below the competition for a six-month lease.

Avoid competition and bidding wars.

@Margaret Buoncora I have never done it but renting individual rooms could be an option if competition is increasing in your market. 

A mix of competitive pricing on airbnb-- it's not the same pricing as a STR---remember that.
