I am just conscious about biting off more than I can chew!!

Hi All,I am working on my third property and I bit off a big chunk to chew on. 

You see it's easy to find a Realtor and you'll know within a week whether they can answer email, chew gum and walk at the same time, the thing investors don't realize is that the god Realtors are also evaluating you at the same time.

On top of that, how can you be sure there aren’t hidden skeletons in the closet, ready to jump out and surprise you after closing on the deal.I think for my first property I’m going to be looking for something either turnkey or requiring a small amount of work so I don’t bite off more than I can chew.

About me:I own two propertiesLive-in GF - Owns one propertyPrimary: ~500k in equity - Condo (Medford, MA - right outside of Boston)Investment: Paid off ~250k equity.When I mentioned this to my real estate mentor (who is also a family member, owns 300+ doors in Cali) he chewed me out in a friendly way. 

We send notices to our tenants every few months and we always mention things that we don't like i.e. putting the trash outside apartments, putting chewing gum on sidewalks and balconies, keeping the laundry room and here is the one that raises the hair on the back of my neck.

I don’t want to bite off more than I can chew but I also don’t want to keep spinning in circles with deals that don’t add up.

I'm trying to learn how to wholesale (to start) and there is this amazing property. At one point it was a motel, and four houses. The motel was partially burned down, and 3 of the 4 houses have been broken into by vag...

Big burly guys driving jacked up 4x4s, chew tobacco, smell like diesel and have neck tats. 

I’m still learning so that’s how I understand it.I was looking to see if people who purchased many multi family properties at the commercial property level bit off more than they could chew.
