So, it appears (in PA) if you buy that property any time in the future the commission applies UNLESS you hired another buyer's agent to represent you for that deal.

Also have your realtor set you up, so you automatically get an email any time a listing comes up that fits your criteria...and check MLS regularly.Look to see who the listing agents are as some specialize in condos (or certain buildings) and they may be able to let you know when they are going to list a place and you can be the first one in. 

I’m interested in doing one of those equity investments where they give you a certain percentage of the equity in your home and you pay it back any time if the future when you move and your home sells.
