But to touch on some of your points:-Costs to build are probably some of the highest in the nation, other than maybe Telluride or other vacation destinations. 

Maybe use LinkedIn, Instagram, Airbnb, etc to try to get in touch with them with ever escalating language.  

You’ve got to be willing to stay in touch with sellers who aren’t ready today but might be down the road.
