I'm not charging him rent, but he is doing some roofing, plumbing, mechanical and tree trimming work for me. 

We paint ceilings and walls before flooring to avoid any splatters (especially if we're spraying) but baseboard trim usually gets done after flooring is in because it often requires new baseboard or at least quarter round.

It doesn't cost me a lot more to do a neutral color and paint trims white and make the house stand out.

It's very cluttered, and the purple carpet reminds of a church alter color (but it is very pretty).I did a quick mockup of a less cluttered room, and used Shaw brown colored pet resistant carpet.I put a mushroom colored sofa at one end and an Avocado green and rust chair at the other end.I also put in a minibar and two small (vs one big) log burners (for winter and fall).it might also be nice to have some kind of sound system in the ceiling that can hitch onto your cell phone and play your music from your phone.If you notice rather than paint a wall, I simply used a drapery to color it from end to end.Here I used a muddy looking mustard color with some checkers on it.I also toned down the white window trim to deep brown color, and put some sheers inside to make the house feel bigger.You could also use knotty pine wainscoting in some areas to break up the horizontal-ness of it.

This is important as you need to wipe the trim, quarter rounds, etc as smoke doesn’t care.

The type of house he wants to buy is like this:~200kLocated in a good neighborhood, desirable part of the city.3 BR / 2 bath, solidly average middle-class home (no fancy counter tops, trim, etc.)Rents of ~1,400/mo + utilI, on the other hand, tend to prefer something more like this:~100-130kLocated in more blue-collar neighborhoods.

Typically, if the rough in has passed, and you are happy with where everything is, then only Trim work is left to be done on the home. 

Once the property is drywalled, start installing windows, the kitchen, bathroom, flooring, paint and trim, and etc. 

We seem to be pretty lean on our two units, so the thought process we have is expanding and can trim from there.  

Another investor was hauled into housing court for not painting the outside trim on a repaired window.
