There is no universal standard of measurement for this, and most people using this type of system are going to mold it to fit their own criteria or agenda.

But I also know that if an area is appreciating in home prices you would be able to accept a lower cap rate since you're substituting the appreciation of the house and if an area isn't appreciating at a fast pace then it would make sense to accept a higher cap in substitution of a slower appreciating market. 

So a week before I did the show  I was really pumped up about finding  financing so I can grow my portfolio at a more quicker pace .

Hi Carol,Though Freddie SBL can sometimes produce very favorable terms, one of their downfalls is that they sometimes move at a snail's pace. 

I even got to jump out of an airplane at 20k feet with Pace and 75 other Subto members this year!!

I currently haven't done any of the handwritten letters, but I'm on the fence thinking about pacing an order, I'll shoot you an email Jake, maybe you'd have some pointers too.
