make it their choice - offer them: 1) month-to-month with $50/month higher rent 2) yearh w/ $25/month increase or 3) 2-yr lease with $15/month increase.if they pick option 2) or 3) offer them a free maid service cleaning.i believe nationwide rents have been up 2.3%. a lot of depends on how your rental market comps are. ask a real estate agent for recent comps. you can include these when you send it to the tenant so they will be less to argue with you. but @ the end of the day, they'll take your increase as opposed to not having to move (PITA & expensive)good luck
