In other words, is it a good place for motels and hotels.It's also more labor intensive (more cleanings and phone calls to take), but it can be very profitable.

Stucco seems like a labor intensive exterior. could you switch to some Hardy type materials to cut down the labor... guess stucco will pay for itself over time.. are you able to have the duplex on one water and sewer tap or do you need separate taps for each unit.

To avoid suspension of Matrix access and applicable reinstatement fees, you must attend the orientation within the given timeframe.This is absolutely outrageous - a FULL DAY to access the MLS, AFTER I went through the incredibly intensive process just to get my license?

You need to find a team who has track record of intensive value add or building background as well as good management background so that you know they can manage the project for years to come.
