I’m considering buying a mobile home and living there while i rent out the other rooms.

Hello everyone, I'm in negotiations of a mobile home park deal, this would be my first mobile home park.

However, the mobile app needs a lot of work.

Nothing more than 10%, with the payment tied to start of construction, site mobilization (depending on what you're doing) or receipt/delivery of project materials. 

Average price for a 2b 1b 1000 sq ft is around $120k-$170k, any homes cheaper than that are typically modular/mobile homes in high crime/drug neighborhoods that'll depreciate and essentially take on problem tenants/neighbors.

Is it a $8,000 mobile home or a $1.4 Million Horse Farm etc.

The guys doing the renovating aren't going to be running their power tools off a big mobile generator except under special circumstances.SimpliSafe runs off regular electrical power with a short-term battery backup.

I have a small portfolio of houses, duplex, mobile homes, along with a few vacant lots.I have long held the policy that, if you rent from me, take good care of the property, call me only for major repairs, and always pay rent on time, I will not increase the rent.

Can anyone recommend a good mortgage broker or bank for a mobile home park purchase?
