If it's unpaid utilities/cell phone bills then I would probably deny them based on credit, but if it's hospital bills, I might be a little more lenient, as long as everything else checks out OK.

:) I think you would have the flexibility to set it up so that one tax filing for the master could cover all of the "cells," or if you elected a different type of tax treatment for a particular cell, it would probably file its own return while the rest were covered by the master filing.

Small beans (within the range of $1200) in most scenarios of buying a house or car as you stated in the OP.Agreed ... if you are parking literally millions of dollars short term, then maybe you worry about this, but then again if you had a few mill to park short term you sure as heck wouldn't be asking the question on BP.Trying to squeeze a few extra points while parking a few thousand and you are wasting brain cells that could be applied elsewhere to make some real money ... you are probably stepping over dollars along your path to try pick up a nickel.

I am lucky if I can read the names on the lease (sometimes they are handwritten) and sometimes the seller gives us tenant cell phone numbers at closing.Certified Rent Roll w/ security deposits- I have never received theseYear's Worth of Water/Utility Bills- I simply call the utility companies when we are considering a property to get the average bill over the last year.

I believe most people calculate ROI in the 1st year based on how much cash flow they recieved / amount of money invested, but it does not take into account any equity gained.To get your IRR, you will have to setup cells that report net cash flow (including equity gain) such that each cell has the the net cash flow listed for that period.

I've had brand new houses fail for the most inane of reasons. don't argue either, always better to have friends, schedule the reinspection the next day for asap, then be done....be flexible with a security deposit.3. include a microwave, if you weren't already. get one for 40 bones and put it on the counter. slight bump in rent4. you can do better from a title co perspective, just tell them what youre willing to give. every deal they get is one more than they had and costs them little. pigs get fat/ hogs get slaughtered.

Give some thought to setting up a Series LLC in Texas and allowing homeowners to be admitted in cells and taken out as deals are accomplsihed.
