I have minor experience being a STR host and think the potential cash flow of a large beautiful house is extremely enticing and I can do it remotely.I’ll also be moving to the central New Jersey area with my fiancé and wanting to buy a house there using VA.

Both are extremes, but Ramsey has no business talking about investing in RE. 

There are no legal issues with direct mail marketing although it's also not particularly effective.I'm sure you meant to say "although it hasn't been particularly effective for me".On the other hand, it has been extremely effective for me and many others.  

Extremes bring out extremes. if starting wages are too low, get a different job or protest. 

I've rented to family friends twice, and both times I assumed it will end up unhappily (so far I'm 1/2 on that measure, with the second not yet concluded) just so I'm not surprised or disappointed at the conclusion.
