Tenants do not have funds to pay rent, they need to move out no matter what.Your property is not free house or public shelter to stay.In my case, Bad tenant gave me bounced check so I hired lawyer and filed eviction; waiting for court trial date.

The amount of time and money it takes to actually get to trial is reserved for insurance companies and bigger players the average tenant simply does not have the wherewithal to take a case to trial.. 

I thnk I'm going to give the free trial a shot as well.

I've trialed most of the others.First the bad news;   any list someone from Timbuctoo with a credit card can buy and mail are going to be getting a ton of other post cards. 

I would recommend trying new ones on trial basis...
