This is a 1957 block home that I am planning to rent out once renovations are done (next week).  

We bought a duplex in what people refer to as "the bottoms" our next door neighbors are drug dealers along with a few others on the block. 😅 But it's honestly not bad at all.

I literally lived 4 blocks from this place (Grigsby & Swiss) and drove by it every day.  

I rent a few blocks from the property, so I am familiar with the area. the deal is in one of the more nicer pockets of the Van Nuys area.

Good advice above, but really, let your local professionals address this and guide you, hope it all flows easily for you but there can be several road blocks on this, at this point I would not have high hopes.

A number of years back, a house that sat on the block behind my rehab was already well into the rehab before mine started; and mine was finished first.

Some places may support fix and flips of high value homes or some may have lots of cheap run down homes in Class C - D neighborhoods that may be worth looking at rehabbing a block of.
