In the two cases that I experienced shocking and insulting conditions it was revealed in one case that the management company owner had never visited the cabin and in the second case the management company owner laid blame with the house keeper for not informing them of the condition of the duct taped, pleather sofas.

On the ants (if you retain that tenant), the little black or white ant traps sold over the counter can often go under appliances, or use blue tape and you can even tape them underneath or behind your oven, frig, etc.

Maybe just wrap the pipes with electrical tape, etc. - just don't trust students to know anything a teenager wouldn't know, like how to keep pipes from freezing and that they shouldn't stand on the toilet and pee out the window.
