Rehabbers, landlords, sweat equity buyers, 1031 Exchange in-a-hurry buyers.....they all value properties differently.

I have sweats on after my day job and let my wallet and experience do the talking. 

I'm not shy at all, but that made me sweat a minute there.

So we were able to negotiate a price without realtors that made me comfortable selling it as-is, but also left some meat on the bone for them to be able to build some sweat equity.

Sweat equity.

I am frustrated because my partner and I put in a lot of sweat and time into this project, not to mention the $$ invested, and I will have to sell the property.

If I were you, I like the idea of hacking a property, meaning use your $7500 to buy a Single Family home via FHA, or preferably an owner occupied 2, 3 or 4 plex to live in, hopefully at a reduced price , that might need some amount of (not too extensive) work, if you have the time and gumption to gain some sweat equity over the next year.   

Yes this is all sweat equity and I’m willing to do it to get started. 

I love private investments, but the temptation for shenanigans will always reel a few sponsors in when things go south, so I limit those to a few that I really trust and with whom I have a long history of investing.With that said, for someone who is in a different position and is looking to aggressively build their portfolio, hustle and sweat equity in real estate, VC, growth stocks, real estate developing, etc are the ways to go.
