I wish I can give you a more sophisticated technique vs. a simple one like networking but simple things are the ones that actually WORK.

Hence the buyers and sellers are likely to be more sophisticated.

Sophisticated investors invest on cashflow where the rents exceed the mortgage plus expenses (and enough money to pay for professional property manage to do our dirty work).

It does not do payroll.

Depending on what level of sophistication, I would add economic and real estate projections in the area, including new supply, current and future competition, and future developments impacting the subject.
