Same concept.Background Company:  There are only 3-4 major players in the industry (Transunion, Experian, etc.). 

Consequently, there is always going to be room for the small players such as investors, agents (who are now evolving into a more advisory role), brokers, lenders, and, yes, sadly, the gurus and marketers too. 

The first thing I thought of was: 1) Great, some folks will be exiting the space or waiting on the sidelines 2) I’ll have to be more diligent to find the deals 3) I need to expand my network, which will increase my deal flow and lead to better priced deals This ‘pricing was up’ theme helped me focus my attention on meeting with the players to find out HOW they were being more diligent in finding deals.

This is why I am a big proponent of putting together as many deals as possible with other team players if need be.

In checking out the potential Washington competition that's currently supplying MB credits, I discovered that there are only two active players in the whole state.

I don't know how active you are in the forums but the more you are the more you start to recognize who the seasoned players are.

Many of the larger players in saturated markets like Miami, Atlanta, Memphis, Nashville are now looking to move in to the Birmingham market.

There are 3 main players: Vanderbilt, 21st Mortgage & Greentree.

If you understand the players and how everyone fits together (great book on this is The Real Estate Game, by William Poorvu) - you'll negotiate from a strong position of power.The technical ways you raise money has been discussed above.
