New construction will likely ramp up, adding supply and likely limiting major future price appreciation.It is still possible to buy cash flowing properties, but the low fruit is long gone and it takes more effort to engineer a solid deal.

If I go buy a house as an investor right now using a rent to own model- there is no way the market rent would cover the nut- investors have had a hell of a time trying to even break even these past couple years.

When the investors came to work to day they bid away all the low-hanging fruit and left me with a little more than $4k worth.There was a lot more of the 'corporate money' that came in towards the end of the auction time and dropped the profitability of many of my bids, though.
