Big factors are how bad is the infestation and how difficult is the property to treat, older homes with lots of nooks, or a resident with a fair amount of belongings to navigate. 

But that's risky -- and unless you have navigated this before, you may not want to deal with this. 

You can get a map of similar properties and it's much easier to navigate.

If anyone has run into this, I would greatly appreciate some suggestions on how to navigate this or avoid this in the future. 

My best advice, when navigating the issue of tenants who will not pay rent, is document everything, put notification to the tenant IN WRITING, via certified mail (keep a dated copy of everything (exactly as provided) in your files), and if you haven't already, talk with a real estate landlord/tenant attorney who you pay- not a free family/friend/etc attorney.

Its just really hard to navigate the legal field if you have literally zero experience in it. 

what is the size of the retail space (larger retail stores are more likely to reup a lease because the time down will eat their own margins)These are all the factors that are going to navigate you to the risk associated with this particular property. 

Where it's stored and how to navigate it can be SUPER tricky.

I'd obviously like to own multiple homes, so my biggest fear is getting all of my money tied up in this property and having to wait 3-5 years to do the next deal.How have you guys navigated this?

If yes, they are your main contact for this question...they should have a working relationship with CMHA and guide you through this process...unfortunately, it sounds like your agent (assuming you used one) did not have the foresight to help you navigate this...if you continue to buy these types of properties, working with an expert agent is worth considering...this is all basic stuff.Where are you at with this situation to date?
