As long as you can work together to ensure outside was maintained that couple be a real option for you both. 

Cash flow can vary, depending on how you maintain the property.All that said, it is possible to find properties in Indianapolis that deliver strong cash flow.

Ask about frequency of maintenance requests and how well the tenant maintained (housekeeping).

Maybe there are certain markets where the majority of potential tenants go through agents but that does not appear to be the case here, and in the area I am in clean / well-maintained rentals don't stay on the market long unless they are mispriced.  

It seems like this would solve the issue of maintaining a yard, but will folks enjoy that, or will that be a waste of money?
