I am in exactly the same position - totally new to RE investing, and still in the learning/soaking up knowledge stage.

I am a total newbie investor and am just in the educational stage but I am committed to getting invested once I feel my education is sufficient.  

Thanks guys for the feedback I'm still in the beginning stage i recently just purchase the property I'm currently in and just finished up a small renovation on the property and just trying to put together my next moves to start a passive income though real estate I'm looking at the options of a HELOC or cash out refi the property I'm in currently 3 bed 2 bathroom built in 2010 (ranch style)paid 122,000worth around 130,000good area, decent school district ,in a sub division 

No long term equity gain and deal flow is running thin  .We are looking to scale to within 5 yrs, $1,5-$2m equity, $6-8m value, and $75k/yr cash flow  great credit, incredible k1 real estate investments but figuring out next stage of life  However, we are looking to take our vision, establish additional $3m personal capital, and $20m in lending value. 

So, the office and gym are in the approval stage.

We used a staging company called Vintage Mill Market and they did a fabulous job!

We are in the beginning stages of starting this project.

I'm in the very early stages of researching this, though.I'm interested to hear what those with more experience would do in this situation.

Custom flooring, paint, updated fixtures and completed bathroom refreshes, proper staging.
