@Michael Kugler why not use Realist, Parcelquest, etc. to get copies of the property records, contact the owners, and if the owners are interested, have them send you identification, such as driver's license, passport or some other form of government ID?

It sounds like the borrower made her plan and wants it to go according to her desires but when she failed to maintain the debt service and now can't sell the property to pay for the loan, she doesn't really sit in the driver seat of this situation.

I will also ask them for their driver's license and verify it against the DL number on the form, make sure their spelling of names are correct, make sure their DOB is June 9 and not Sep 6 etc...and ask them face to face about potential issues, pets, their current landlord, references etc...that works for me.

Hello BPsI’m currently house hacking my duplex in Arlington TX and ready for my next house hack next June but I want to leave my W2 (UPS Driver) and start my own company and have my own truck but the lender said if I do that I have to wait another 2 years to get approved for another loan.Any ideas?

You would need to spend more time there than at you other house and have that address on your drivers license and tax returns.

@Billy Smith it is possible there are some folks unloading because of the tax law, but my feeling is that is not a big driver.
