Is this a co-op?

Each region and each crop is different, but I would start by finding a local CO-OP, 4H, or similar aggri-group and talk to some of the folks there, that would also be a good place to potential advertise your land once you’ve done that research.

@Natalie Schanne Is also correct, OP likely did benefit from the wholesalers as he likely got a smoking deal out of the fact that the sellers were desperate to closeAlso Natalie to your last point, that's all about follow up!

(Sorry, I couldn't figure out quoting part of your post so OP is in italics.)I already asked if the seller is interested in seller financing, but she is not open to the idea.I would find out what her motivation for selling is and what she's going to do with the cash.

So, I don’t think the OP knows if it’s legal use or not. 

Maybe take a look at this ongoing thread where the OP thinks he is asking a new LLC question but isn't:https://www.biggerpockets.com/...The point is to get the protection of the LLC, you need to have everything in the LLC.

Probably can't serve as a solution for the overseas OP, but for anyone physically here in the states it's worth knowing about this improvement.
