tell her, "I'm paying this time but if it happens again, it's on your dime." the danger is she doesn't tell you at all and it causes further damage.on 2nd hand, I wouldn't say anything at all. thankfully, she called you.stickers and scratches on the wall are not a big deal. just wait until you REALLY have a tenant hard on a house. :)

You wont see a dime of the $$...So you have to ask yourself if the time, effort and some extra $$ are worth trying to make this issue possibly haunt this tenant in the future....show up when he tries to rent again, buy a house or a car etc.....For some the answer is YES.....I know the $$ is gone but I want to inflict some shred of accountability......if no one EVER does it, these clowns will keep doing it over and over.....someone has to at least try....For others, the answer is NO....its not worth my time and $$, let it go and move on....I understand the economics of the situation....but I hate to let people get away with ZERO accountability....that just contributes to many of the issues in our society

I am a pet friendly landlord (pets on approval policy) but I don't do puppies or non house trained pets (prefer they get that training on someone else's property and dime).Some folks may have some hacks or strategies for this, but if you are not planning on refinishing the floors or flooring over them, it may not be a good fit.
