Once they decide to move, or just stop paying, then NTV (notice to vacate) them, unit by unit.With it being a low income area, it's hard to find tenants that not only won't destroy your place, but simply pay on time.Don't come in like a dictator demanding higher rents and new policies, unless you get the current lease, and see that it's coming to an end shortly.

There is most likely so much damage that you can't see because of the clutter that it doesn't much matter if the tenant destroys anything.

We had several problems with this tenant and we used this final straw to approach the tenant and said that they were actively destroying the apartment given the excessive cost that they caused on the property.

Either way, make sure you tell them both verbally and in writing as a condition of the lease, that they cannot wear shoes in the house, that the carpets are new and you'd like to keep them fresh.You could even further make it a condition of living there that a maid comes in and vacuums once a week at your expense.If you want the carpet to last, don't go cheap.However, once you no longer live there, and you rent the entire house out, the carpet will be destroyed.
