As a matter of fact, unless there is a large amount of damage/clean up, their damage deposit should cover a months rent, and you should have a new tenant by then. 

I do have a pet agreement that says things like the pet is spayed, is indoor only, they will clean up all pet waste, they are responsible if there are any fleas, all pets on leashes outside, and maybe a few other things I’ve thought up.

Also the local govt, has been working to improve the downtown and in my personal opinion done fairly well improving the neighborhoods through adding and improving parks and helping clean up some dilapidated houses.

If it is, have the areas repainted and charge the tenant if they won't clean up.

Also make sure tenants know where the dogs can go to the bathroom and put it in the lease that they need to clean up after their dogs.

As long as clean-up is no issue, I think you should be fine.

For me, notes were brought to me, bank loan officers I knew sought advice or were looking for a way to clean up a mess, Realtors brought deals to me and other brokers would ask us if we were interested.

Rougher tenant base typiclly and more delayed maintinaceand & vacancy, whitch will deplete your cashflow and increase advil intake. 

However you should be able to write off things along the lines of cleanup & prep.
