Do you increase the rent or deposit if the tenant decides to have dogs or other such pets?

@Jojo James I don’t increase my rent or charge extra deposit for pets. I’ve found my pet owners have been super responsible and tend to stay much longer periods of time than some of my other tenants making turnover costs less. I do have a pet agreement that says things like the pet is spayed, is indoor only, they will clean up all pet waste, they are responsible if there are any fleas, all pets on leashes outside, and maybe a few other things I’ve thought up.
