The building is the nicest in my town, so I expected to have an easy time getting them to convert from chain drive to belt, new rails, etc... despite great reserves, I've pretty much got a denial from mgmt company to change anything.

Cleveland itself is very similar to a lot of the other rust belt "turnkey" markets but that familiarity usually pushes them over the top to choose this location.I am sure there are many varying opinions on the topic but If we were to take five "turnkey" markets and just assume they are all identical in the type of return one could I achieve I see tremendous value in choosing the one of the five you have previously lived in.

The Norris Group is one that comes to mind ... they have been doing this in the SoCal market forever ... once you get your feet wet on a few through these brokers and get some experience under your belt, then you can venture out on your own more.
