Have you considered the new vinyl planks?

If you decide to move forward with the vinyl plank floor install, you should consider allowing pets. 

We are buying our first property and are torn between wood and vinyl privacy fences.

My understanding is that I can just go over it with vinyl siding around the house and not have a problem.

This one will become a rental and I will likely go with vinyl plank.

Replaced carpet with Vinyl flooring.  

Our contractor had to remove the water, remove the carpet and vinyl, set up box fans and humidifiers to dry out the area and install new sump pump.

if the existing windows are old or single pane, upgrading to your standard home depot vinyl will be an improvement.

On the repair side, I don't offer fridges with water dispensers and I have vinyl under pretty much every sink amd dishwasher that runs up the back wall a bit to prevent not detecting slow leaks that turn into huge repair bills.My people know all non-emergency repairs are taken care of on Tuesdays or Thursdays (depending on which complex) if we can't address it by text.
