This I believe- he believes his RE method is optimal- he has nothing to sell and is not intentionally deceiving anyoneHowever we have different investing beliefs (which he also knows)In the last 5 years the lowest appreciation year for San Diego was 8% and the best was over 20%.  

It doesn’t always have to be about optimizing everything and maximizing returns.

So if there's any advice I can give you it's to optimize technology, build your network, and learn construction basics.

If the system puts out 20kWh per day in Arizona you are going to get half that, IF your roof is optimally positioned for solar.

If you want to extract the optimal value out of your current portfolio self-managing may be a better route, assuming you have the skills for it. 

However, a tenant putting forth cash helps weed out those who know they have an eviction in their history so I don't have to spend my time with them.You can also discourage people from applying by posting your requirements ("verifiable income of 2.5x the monthly rent", "no prior evictions"), rules (eg: "no pets", "no smoking on the property", "section 8 not accepted"), and details of the property ("street parking", "no laundry hookups, laundromat 2 blocks away") so you don't end up spending time only to find out something won't be compatible with them.Another optimization which may help - do an open house rather than an individual showing.
