Most of the homeless that are visible in my area appear to be 20-40 year olds with tattoos, odd hair and reasonably physically fit, with most of their teeth and missing other telltale signs of meth (most common) or other addictions.

@Jeffrey Davis I don't recall the exact podcast you're referring to, but it may have been @Brandon Hall's The Real Estate CPA .com, he has been a guest on the podcast a couple of times and his website fits the description.

There are lots of fellow military members who also invest in real estate on these forums and we all seek to provide value to eachother - so I think you will fit right in.

By the time I was able to travel there in late March, not much that fit was coming on the market, owners were holding onto them to keep the summer rents. 

If they only want new properties, newly remodeled might fit, but fixer uppers are just disrespectful and wasting their time. 

I disable application link on all my properties unless prospective tenants seem to be a good fit.
