We flip and rent homes in the Orange County area - mainly Newport Beach, Costa Mesa, and Irvine areas.I'm seeing more and more PUD's going in and I'm wondering if anyone on here has any experience with these developments (planning, developing, selling, etc.).

You'll need to figure in your property management cost as well as any type of maintenance you'll need to do to the park itself (i.e. landscaping, paving roads, plumbing, etc).

I use Redfin and look up recently sold homes (up to 6mos) that are the same in every way possible.You need to figure in your rehab cost as well in your figure and how much you want to make from the deal.

If you think you might sell in the near future, consider the bath, but if you're planning to hold indefinitely, I'm not sure you'd be able to recoup the cost as quickly as you may like...
