I explain I spend a hour a day giving advice sometime more on BP read my threads that is my contribution.. the other hours in the day I have to run my business I don't have time to mentor and frankly not very good teacher at all.. so not my gig.happy to answer very short to the point questions that may interest me.but a PM that say I am new what do ai do how do I do it and can I pick your brain.. that's sadly a very polite no. 

It's sad but true. 

Like I sad, it depends on the agreement you have with the utility.

It was sad seeing people respond to his classic marketing calls to action....people would sensationally jump up with a handful of cash (probably all they had).Between the plethora of podcasts, blogs, books, etc, there’s no reason to ever sign up for one of these.

The buyer should not be backing out over this, 1 tenant is not going to make or break his investment; he should understand the long term investment aspect.It is sad the PM company is not being helpful here.  

We rented out a property that no one knows there is smoking history(even we did not find it out, sad.

It's sad that people new to real estate will sometimes fall for scams like this.

They stayed there for 5 years.he told me his landlord was very sad that they were living because they were the longest lasting tenants he had and the rent was always paid on the 1st.

If your advertised rent is higher than the housing authorities guidelines, you are not required to lower it.It is a sad and pathetic situation we find ourselves in this country today where the leeches are more valued than the producers.
