Mentor can be located anywhere not too picky.

The real learning happens after-the-fact so you will want to find a mentor or join a realtor team that can build your knowledge. 

You should be a mentor!

I would suggest soaking up as much knowledge as you can and maybe checking out some local RE meetups in your area to network and possibly find a mentor.

The quickest way to scale I found to scale was to find partners or mentors already doing what I wanted to do.

To start small, you could just find a mentor thats willing to bounce ideas with you and teach you along the way.

Although I still have a lot of learning to do I am very eager to learn more and I am currently looking for colleagues/references or a mentor/advisor to take me under their wing to learn from and help out with my free time.

It sounds much more swampy then I though from your perspective. luckily, I do have a guy that can mentor me so the process might not be the quickest but it will be cautious.

Instead, finding a mentor or real estate internship would be something that I would love to do.
