If they fill the holes and do a terrible job, then I charge them to fix it.

I have recently accepted a new job working 50% remote and 50% at Hospitals near Broward County.

Just like @Henry Clark , the numbers work but I think I am just going to move on to the next opportunity.

Specifically looking at current risk vs opportunity to expand.I have a few properties all done post COVID, triplexes with 30y fixed rate mortgages from 6.5%->7.5%, good CoC return of ~20% on average, cap rates of ~9-12%.  

Our market in Chicago has very low inventory, it's very competitive and the opportunities are harder to find.

The $40,000 renovation budget presented a clear opportunity to add value.
