Covering them with vinyl is a good move Whatever you do, make sure you get a permit; inspectors over do it when it comes to asbestos, they'll stop your project cold and make you air test everything.Hope this helps!!!

They are happy to get 7 to 8 percent pref return and a large equity kicker on the back end that blows away a straight higher cash flow potential play in a highly intensive lower quality asset.People that have lots of money do not need the cash flow.

This works OK for relatively static and simple investments like a private placement or crowdfund, but can become rather cumbersome and expensive with a more time sensitive and transaction intensive asset such as a rental property.

Some general advice:1) Define your criteria (budget, location, # of units, cash flow, CoC return, etc)2) Connect with investor-friendly lenders to explore your financing options and pick the best for you.3) Analyze properties before seeing them in person to see if they pass the "sniff test"4) Be patient with the search5) Don't bite off more than you can chew6) Have enough reserves to handle unforeseen expenses7) Run your numbers conservatively8) Don't look exclusively for "home run" deals or you'll likely be disappointed
