If I could charge for preapproval based on if they are working with a rando on zillow v someone I know, I would do so, since there are REALLY good odds that I'm otherwise just working for free when the buyer insists on working with a rando realtor (on average, a randomly selected realtor will be... average... which does not cut it in this market).Interestingly, and hilariously, I read an article that NAR has achieved a new record number of members... right when it's the worst time in all of American history to become a Realtor.

For example, a renter wouldn't let an inspector in due to Covid so the previous buyer pulled out and I was able to get the property quite a bit lower than list and the previous offer (b/c I didn't insist on an inspection on that side as it's only been occupied since 11/19).

But once, we had a new inspector insist that we repoint a foundation - on a building that had passed inspection many times.Our experience has been that if you are going to take Sec 8, best to get in a family where Sec8 pays the entire rent - cause it can be hard to get the tenant to pay their share, even when they know that ultimately they will be kicked off the program if they don't pay their share.

To get a W-2, you would need to form a C-corporation, make yourself an employee, and have the corporation pay you while also withholding income taxes, FICA, SUTA, etc.This leads me to a more simple plan: if you insist on an LLC, you'll have to report the income on your personal return, so a bank will see the income anyway.

Thousands I think.2)  Any Sellers Agent will show you any house any time also. 3) You don't necessarily save money on every transaction, I just would tell the seller I'm not using a Buyers Agent and insist they take the 3% savings off the price.BTW, I had a RE License briefly.
