I use mine all the time and really missed it when not having one.

So would like your thoughts on mine, being an investor with $40k disposable income.Here are the basics:-Looking for 3-4 unit-I'd live there for at least a year to get 3.5% down mortgage-I don't need ANY tenants to pay the mortgage-Tenants paying mortgage just lets me save FASTER for my next property & build reserves for this property(repairs and such)-I'd be EXTRA careful in screening candidates; especially looking at job history/industry/credit-My goal/focus is $2000 NET income from 6 units.

I currently split 1 Airbnb property with two other family members who have no plans of growing their portfolios any more than they have so I am taking the steps to growing mine myself!

I had one property that was 100% in a better area than another one of my properties (two listed at same time, both mine, so no owner-bias), and the inferior neighborhood had a better star rating. 

My father always said your mind is where you train first- this coming from an Olympic Gold Medalist. :) Obviously I value mind training first.

@Brian Kempler -What NPN 2nd’s were selling for in 2008, the heart of the bank turmoil, is like referencing what gold sold for in 1932....totally irrelevant.

Mine takes care of that.

A friend of mine just sold a 250 acre farm for 1.6 million last year.

I learned by investing with a lawyer friend of mine who had been doing Tax deeds for many years in Georgia. 

1 day on market - 14 offers but mine stuck cause I let the seller stay for a year.
