2nd Buy and Hold - cashflowing

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $139,000
Cash invested: $30,000

Currently renting for $1,250 and cash flowing around $400 - will need to rehab for around $10,000 and rent out for $1,500 sometime next year.

What made you interested in investing in this type of deal?

Had some money set aside to get it financed at under 4% 30 year and saw potential in buying under value and instantly cash flowing

How did you find this deal and how did you negotiate it?

1 day on market - 14 offers but mine stuck cause I let the seller stay for a year.

How did you finance this deal?

Conv Investment w/ 20%+ down at 3.75%

How did you add value to the deal?

The property needs a good paintjob, drywall work, minor repairs - currently livable but very good upside potential.
