Sometimes I read posts where I can tell someone really needs to study some more before they hit the streets, this is one of those posts.A Sub-2 is an agreement that extends financing by a seller, in this case the owner is a landlord and you live in the property which means this is an owner occupied sale.

If the contact has been executed I think you'd want to talk to them and get an amendment signed to extend the inspection period to cover yourself while you sort all these issues out.It did happen to me with water and power turned off and they couldn't be turned on in time due to back payments to those accounts, so before the 10 day period was up I withdrew my offer and instructed the listing agent to let me know when the property is ready for inspection.

Since it will take 2 weeks or more to find a tenant I am just concerned about leaving the home vacant unmonitored for extended periods of time.For those of you that do please include what price you are paying monthly if any for the service.

Usually HuD won't cancel a contract for an issue like this, they will extend closing at no charge to buyer until it is taken care of in my opinion.
