We are in negotiation right now and they have come down to 87k and just found out that that is their "pay off" amount. they are in early foreclosure. 20% down (17k) conventional put my payment at $435 a month PITI  Property will rent for $650 a month, after we clean up smoke smell, ($1000 paint and ozone machine) Not a killer deal as is but... 

The washing machine and dryer they looked fine and so did the heater and AC unit.

@Kyle Cuppy, will you REALLY be able to turn this "frat house" into a well-oiled money machine for just $30k on top of your purchase price?

Next, a professional inspector would have run a cycle on those machines.  

I ask that they cut 3 keys with one machine and 3 with the other.

A million dollars thrown into real estate without a proper plan holds the same level of risk as throwing that money at a slot machine in vegas.

I am excited to learn what I don't know and really grow our little business into a machine!!

The way I look at this - no way in hell for me to win against the city. they have given themselves a money printing machine and they are going to crank it as much as they can.
