So you get your option, start your negotiations, market at the same time, find your end buyer, secure them in a contract, then close the short sale, then they close with you in whatever manner the contract dictates...and then Murphy's Law comes into play....but you can mitigate potential disasters (like your end buyer or tenant defaulting) by marketing before hand...you will have backup buyers!

(Good and bad are based on what I think a good realtor should do however some might reverse that arguing they just want access and don't want someone else to dictate to them what deals are.

I would inform them of what the market rent should be, explain that they have had a very good deal for a long time but that business dictates I charge market to be able to continue to maintain the standard of the property.

First, the price your paying for with paint is not some arbitrary amount, you are very literally paying for coverage, how much color particulate is in that liquid formulation which directly dictates how much volume will be required to get coverage.

I am not sure why you didn't get a security deposit from the tenant, but maybe you could tell her that for your 1-year leases your standard policy is to get a security deposit equal to one month's rent, and ask her if you were to accommodate her request and change down to a 1-year term if she would be able to provide that, even if she needs to pay it out over the next 4 months or whatever her financials dictate.

I actually don't prefer this style of wholesaling, but the circumstances dictated it and contracts allow it.
