If it's a home already on pier and beams this may not be a huge job...but if it's slab on grade probably not an option.Do nothing and pray it never floods (don't do this please).I am developing a property in a floodway, 100 year, and 500 year floodplain and am having to spend a lot more on engineering and site preparation to get plans approved with the City and de-risk the site's flood risk.

I'm not saying they would lie about the comps, but there are factors they may overlook (example 5/3 house in the neighborhood sells for 500k but it is on a cul-de-sac and yours backs to apartments or is on a busier street) hope this helps.

There was a similar non-mls property needing a refresh (paint, carpet, trim, etc) on the same cul-de-sac for $135k but the timing of buying before winter and concern of the prices falling was enough to deter walking through it.

They are 1.25% and 1.1% houses, even less after these crazy closing costs.Those are both houses I would live in, but of course I wont since they are investments...One on a cul-de-sac, the other on a private dead end street, and I am getting them for well below market and they need almost no repairs, but I will change kitchen cabinets and maybe do some bathroom tile myself to get a better tenant.Both in Sarasota in the same zip code, in one of the more decent neighborhoods where ladies aren't afraid to go jogging on the streets at any hour..These are both good deals, but I want a great deal already, lol.
